What is a commercial development appraisal?

A development appraisal is the financial model that tells you whether a scheme is worth building. It weighs the cost of land, construction, finance and fees against the expected value on completion, and it produces the metrics that drive a go or no go decision, typically profit on cost, profit on value, residual land value and internal rate of return.

Because the inputs are uncertain and interact with each other, the appraisal is only as useful as its ability to flex. Change the build cost, the finance rate or the exit yield and every downstream number should move instantly.

Red flags when evaluating AI appraisal tools

AI that invents numbers. If a tool fills gaps with plausible looking figures rather than flagging missing data, it will eventually produce a confident wrong answer. Insist on nulls for missing values, not hallucination.

A black box model. If you cannot see how a number was calculated, your investment committee will not trust it, and nor should you.

A generic finance template dressed up as real estate software. If it has no native concept of a tenancy schedule, a waterfall or a promote, you will spend months forcing it to behave.

The question is never whether the AI sounds confident. It is whether you can trace the answer back to a number you can defend. That is the whole game in development appraisal.
